Orlando Vacation Home Market 2026

Orlando Florida vacation home market: vacation villas, pools, and skyline

Orlando Vacation Home Market 2026

The Orlando–Kissimmee–Davenport corridor is the largest short-term-rental market in the United States by listing count — and since Epic Universe opened on May 22, 2025, it's also one of the most dynamic. This is our 2026 snapshot of the corridors, the numbers (nightly rates, occupancy, purchase prices), the regulation picture — corrected for a widely misunderstood state bill — and practical guidance for renters, owners, and investors. All benchmarks below cite their source and period; where sources disagree, we say so.

The Rental Corridors

Nearly every successful Orlando vacation home sits in a resort community built for short stays. Here's where they are, what they're known for, and how close they sit to Disney:

Corridor / CommunityCountyKnown forOff-peak drive to Disney
Windsor Hills Resort (Kissimmee)OsceolaClosest major resort community to the gates; townhomes to 6BR villas~8 min
Storey Lake Resort (Kissimmee)OsceolaWater park + lazy river; condos to 9BR; closest of the 192 resorts to Universal10–12 min
Formosa Gardens / Emerald Island (Kissimmee)OsceolaGated communities close to Animal Kingdom~10–12 min
Paradise Palms / Encantada (Kissimmee)OsceolaStrong value resort communities12–15 min
Solara / Bella Vida (Kissimmee)OsceolaSurf simulator, water park; value entry points~15 min
Reunion Resort (Kissimmee)OsceolaUpscale golf resort; condos to 15BR estates~10 min
ChampionsGate (Davenport)Polk/OsceolaGolf, Omni hotel, 5–9BR luxury villas~15 min
Solterra Resort (Davenport)PolkLazy river, newer construction, value pricing~15–20 min
Sonoma Resort (Kissimmee)OsceolaNo-CDD, 5–15BR big-group homes6–10 min
Lake Buena Vista (Vista Cay, Cypress Pointe)OrangeCondo resorts ~2 mi from Disney Springs~5–10 min
Dr. Phillips / WilliamsburgOrangeClose to Universal/SeaWorld; condo + single-family mix20–25 min (10–15 to Universal)

Two cautions: Celebration looks perfect on a map (~10 min to Disney) but most HOAs there prohibit rentals under 6 months. Winter Park is similarly strict. And "Orlando" in a listing address often means unincorporated Orange County, Osceola, or Polk — always verify the county, not the mailing address.

Nightly Rates by Bedroom (Estimated Ranges)

Market-wide average daily rates for 2026: Kissimmee ~$290 (AirROI, Aug 2025–Jul 2026), Davenport ~$274–$291, Orlando proper ~$202–$243. Within Kissimmee, the median listing sits at $242/night, the top 25% at $340+, and the top 10% at $480+. The bedroom-level ranges below are estimated from ADR tiers, community data, and listing mix — treat them as ranges, not quotes:

BedroomsEstimated nightly range (Kissimmee/Davenport)
Studio–1BR condo$95–$160
2BR condo/townhome$140–$210
3BR townhome$180–$260
4BR single-family w/ pool$230–$330 — the family "sweet spot"
5BR single-family w/ pool$280–$380 — the dominant listing type (35% of Kissimmee supply)
6–7BR resort villa$280–$350+ (ChampionsGate/Reunion)
8–15BR estate$450–$900+

Purchase prices (BNBCalc, 12 months ending Aug 2026): Kissimmee median 4+BR ~$392K; Orlando median 4+BR ~$477K. Entry prices in the closest-to-Disney resorts (late Aug 2026 active listings): Windsor Hills from the $200Ks, Storey Lake $300Ks+, Paradise Palms $300Ks+, Solara $400Ks+, ChampionsGate $200Ks+ in select sections. Gross yields (excluding financing and operating costs): Kissimmee avg 14% (4+BR 15%, high performers 29%); Orlando avg 10%.

Occupancy, ADR & Seasonality — 2026 Benchmarks

Four Corners$32141.3%~$37,000AirROI, Aug 2025–Jul 2026

Read these carefully: sources disagree on absolute levels because AirROI is Airbnb-only, BNBCalc blends Airbnb + Vrbo, and StaySTRA uses different zone definitions and occupancy methodology (their Kissimmee occupancy reads ~61%). Directionally they agree: ~40–45% occupancy on Airbnb-only data, ADR $230–$320, and revenue growing year over year in 2025–26.

  • Seasonality: peak revenue in March; peak season March/April/December (54.4% occupancy, $303 ADR). Trough: September (~32% occupancy) — the single slowest month. Low season also includes July and October.
  • Booking behavior: average lead time 65 days (Kissimmee), 74 days (Davenport); average length of stay 5.7 nights (Kissimmee).
  • Supply is growing fast — Kissimmee listings up ~53.7% year over year — yet ADR and revenue still rose, a sign that demand (Epic Universe) is outpacing supply.

The Law, Corrected: No, CS/HB 1537 Never Became Law

You may have read that Florida imposed advertising-platform duties on vacation rentals — license display, 15-day takedowns, quarterly reporting, platform tax collection. That is not law. Here's what actually happened:

  • CS/HB 1537 (2024) and its Senate companion CS/SB 280 passed both chambers (Senate 23–16, House 60–51) — then Governor DeSantis vetoed CS/SB 280 on June 27, 2024, writing that it would prevent virtually all local regulation of vacation rentals even though the markets are far from uniform across the state.
  • No successor passed in the 2025 session; in 2026 only a pool-safety bill (CS/CS/SB 658) advanced before dying in the House on March 13, 2026.
  • Current state framework: (1) the 2011 preemption, §509.032(7)(b) — local governments can't prohibit vacation rentals or regulate duration/frequency (pre-2011 ordinances grandfathered), but can regulate noise, parking, occupancy, safety, and require registration; (2) DBPR licensing, §509.241 — every vacation rental needs a Division of Hotels & Restaurants license, renewed annually (~$220–$230/yr all-in); (3) SB 606 (signed June 2, 2025, effective July 1, 2025) — rewrote the "transient" test: a rental is transient (license required) if rented more than 3 times in a calendar year for periods under 30 consecutive days, plus new written-notice rules for removing non-paying guests.

Local rules (2026): City of Orlando proper effectively restricts whole-home STRs to specific zones with host-presence requirements and ~$250/day fines — most "Orlando" vacation rentals are actually in unincorporated Orange County. Unincorporated Orange County is more flexible (DBPR license + county business tax receipt + TDT registration). City of Kissimmee requires a short-term-rental business tax receipt and TDT registration. Osceola County: verify zoning, get the DBPR license, then a local business tax receipt and tourist-tax account — one source cites ~$410 in county fees plus a $1M liability insurance requirement, and fines up to $500/day. Polk County/Davenport is lenient (DBPR license + Class B business tax receipt, 5% TDT via county portal), though one source cites fines up to $15,000 for violations. HOAs are the binding layer many buyers miss — resort communities like Windsor Hills, Storey Lake, Solara, Reunion, and ChampionsGate have CC&Rs explicitly permitting short stays; others may ban them outright. Always verify CC&Rs in writing before purchase.

Caveat: fine amounts and fee figures come from a single property-manager source; confirm against current municipal code before acting.

Lodging Taxes by County (2026)

JurisdictionState sales taxCounty surtaxTourist development taxCombined on rent
Orange County (Orlando, Lake Buena Vista, Winter Park)6%0.5%6%12.5%
Osceola County (Kissimmee, Celebration, Reunion)6%1.5%6%13.5%
Polk County (Davenport, ChampionsGate, Haines City)6%1%5%12%
Lake County (Clermont, parts of Four Corners)6%1%4%11%

Platform tax collection is uneven: Airbnb remits the 6% state tax plus surtax statewide and collects county TDT only where it has an agreement — it collects Polk County's 5% TDT, but Osceola County states it has no agreement with Airbnb, Vrbo, Evolve, or any platform: owners must remit the 6% TDT themselves. In Orange County, Airbnb collects some taxes but not all (single source). Owners should register with the Florida Department of Revenue and the county tax collector regardless.

Platform Fees in 2026

PlatformHost feeGuest feeHost net on $1,000 booking
Airbnb — host-only (default for most hosts since 2025 migration)15.5% of subtotal, processing included$0 shown~$845
Airbnb — split-fee (remaining independent hosts)~3%~14%~$970 (guest pays ~$1,140+)
Vrbo — pay-per-booking~8% (5% commission + 3% processing)6–12%~$920
Booking.com~15% (up to 20% w/ boosters)~$800–$850~$800–$850

Worked comparison (industry source): $200/night × 2 nights + $150 cleaning = $550 subtotal → Vrbo host nets ~$506; Airbnb (15.5%) ~$464.75; Booking.com ~$467.50. Caution: one industry source reports Vrbo shifting to a 12% host-side commission from October 29 with reduced guest fees — this is single-sourced and unconfirmed; the widely reported figure remains ~8%. Note also that Airbnb holds ~55–60% of U.S. STR booking volume vs. Vrbo's ~20–25% (2026 data), so fee percentage alone doesn't determine net annual income.

For Renters: Choosing and Budgeting

  1. Pick your corridor by park priority: Disney-focused → 192 corridor (Windsor Hills, Formosa Gardens, Storey Lake); Universal/SeaWorld-focused → Dr. Phillips/Williamsburg/I-Drive; multi-park + golf → ChampionsGate/Reunion/Davenport; budget + space → Davenport/Polk.
  2. Book early: 65-day average lead time in Kissimmee; March and December sell out first.
  3. Budget beyond the nightly rate: cleaning fees ($127–$251 in Davenport by bedroom count), 11–13.5% lodging taxes (often added at checkout), and possible pool-heat fees (~$25–$35/day — confirm before booking). Park parking runs $25–$37/day at Disney/SeaWorld.
  4. Read the cancellation policy: "Moderate" is the most common policy in Kissimmee (33.6%), followed by Firm (31.5%) and Flexible (17.5%); Strict is rare (7.8%). Peak-season listings skew stricter.
  5. Verify legitimacy: Florida requires a DBPR license; resort-community listings (Windsor Hills, Reunion, etc.) operate under HOA approval. Be wary of rates far below market.
  6. Size matters: 5+BR homes make up 35% of Kissimmee supply; a 4–5BR pool home split between two families usually beats two hotel rooms on cost and space.

For Owners: What Drives Bookings and Realistic Net Income

What drives bookings: a private screened pool (the top differentiator; pool heat in winter), a 4–5BR layout sleeping 8–10+, under 15 minutes to a Disney gate, 48+ professional photos, showing the exact location (only 32% of listings do), a 4.7+ rating or Guest Favorite badge, themed kids' rooms, an EV charger (+13% revenue per BNBCalc), and game rooms/theaters.

Net income per booking — worked example (illustrative): a 5BR at $300/night × 5.7-night average stay = $1,710 rent + $200 cleaning fee = $1,910 collected. On Airbnb's 15.5% host-only fee, that's $296 in fees → ~$1,614 host net per booking before cleaner pay (~$150–$200), consumables, and turnover labor. On Vrbo's ~8%, net ≈ $1,757. Annualized: ~22 bookings/yr × ~$1,600 ≈ $35K gross — matching AirROI's $35,205 Kissimmee average.

The cost stack to underwrite: DBPR license ~$230/yr; county/city permits ($100–$410/yr); 11–13.5% lodging taxes (partly guest-paid); STR-specific insurance; HOA dues + resort fees; utilities (pools are expensive); property management 15–30% if not self-managing; platform fees 8–15.5%. Compliance order of operations: (1) confirm county zoning + HOA CC&Rs in writing; (2) DBPR license; (3) local business tax receipt/permit; (4) Department of Revenue + county tax accounts; (5) list.

Watch items for 2027: a possible refile of the pool-safety bill that died in March 2026, continued local registration and enforcement creep, and Vrbo's reported (unconfirmed) fee restructuring.

Where the Data Is Fuzzy

Honest caveats: absolute listing counts differ materially by source — AirROI counts ~10.7K Kissimmee listings (Airbnb-only), BNBCalc ~7.3K (Airbnb+Vrbo), StaySTRA ~20K+ (zone-based). Methodology differences explain the gaps; treat each source as internally consistent only. Per-bedroom nightly rates are estimated ranges, not a published rate card. Fine amounts and some fee figures come from single sources — confirm before acting.
